Kassis Homes will move ahead on a 196-apartment project in Castle Hill after gaining approval from the Sydney planning panel and taking advantage of amendments to the local environment plan.

The 13- and 18-storey buildings, to be called Grand Reve and built on a site at 6 Garthowen Crescent, have an estimated cost of $69 million.

The project, led by Sam Kassis, will replace seven residential homes on a 6063sq m amalgamated site near Castle Towers Shopping Centre in the suburb, which is 30km north-west of the Sydney CBD.

The two buildings, designed by Turner Studio, would be connected by a common brick podium over the top of four levels of basement parking with 236 spaces.

The application was submitted in mid-2020. It will be one of the first to use The Hills LEP, which enables building heights to grow from 9m to 57m and zoning from medium- to high-density residential buildings.

The 2019 local environmental plan was expected to attract a number of developers to Sydney’s north-west growth corridor.

Toplace have already pegged a high-rise development at 2 Garthowen Crescent, demolishing the two-storey home on the site, however, an application is yet to be made.

The private company is also working on the Skyview towers project with five residential buildings next to Castle Towers Shopping Centre.

According to the Grand Reve application, the proposed development was carefully considered in regards to the surrounding natural and built environments.

“Both tower buildings complement each other, expressing similar architectural language of building detailing, albeit with a different palette of accents, materials and colours,” the application said.

“Material finishes such as face brick in an earthy colour is proposed throughout the four to five storey podium.”

On the design team for landscaping was Arcadia adding greenery to the allocated communal open space and public through site links as well as vertical planting.

Last year a number of large-scale projects moved ahead region including the Castle Towers masterplan.

There were also approvals in the nearby Hills Showground precinct including a mid-rise apartment project on Partridge Avenue and Cadman Crescent.
